Manchester residential development levels highest since 2008

Residential development in Manchester has reached its highest level since 2008.

According to the Deloitte Manchester Crane Survey 2017, 6,963 residential units were under construction in 2016/2017, 2,578 more than the previous record of 4,385 back in 2008.

With regards to completions, 1,113 units were delivered in 2016, falling short of the 2002/08 average of 1,777 units per annum.

However, it’s predicted that there will be 2,658 completion in 2017, with 39 new schemes having already started construction, up from the 21 construction starts recorded in 2016.

The report found that lack of supply of housing against strategic targets was not the only contributing factor to the continued growth of Manchester’s residential market.

“The strength of the residential market demand is underpinned by the city’s resilient economic growth, investment in infrastructure and employment sector diversification,” said the report.

“Retail, leisure and world-class cultural institutions based in the city centre have also supported lifestyle aspirations and focused growth on city centre living, pursued through long?term strategic ambition.

“Lifestyle and culture, clarity on investment opportunities and a supportive strategic planning regime has made Manchester an attractive place for residential investment.”
